We recognise the importance of accepting only reliable tenants into your investment property. That's why we run a thorough detailed check on all applicants and give the results to our Landlords.   

What does it cover

  • full check on all tenants and guarantors whether individuals or companies

  • ability to check financial viability of overseas tenants and guarantors

  • written confirmation of tenant's rent payment record at previous tenancy

  • written confirmation of reliable and sufficient employment or self-employment

  • search for any county court judgements and bankruptcy / IVA history

  • confirmation of tenant’s compliance with the UK’s Right to Rent regulations

  • summarised conclusion as to tenant’s suitability for the proposed tenancy

The reference checking process has been designed to identify applicants that fall into a potentially high risk category, providing protection from individuals attempting to use false information or commit fraud.

Full reference checks are usually completed within 36 hours.

Right to Rent CHECKS

As recently required by the UK’s Right to Rent regulations, we are obliged to verify the authenticity of all tenants' passports and visas, including those issued by overseas authorities.

This check is important as Landlords can get a civil penalty of up to £3,000 if they rent a property to somebody who does not comply with the UK’s Right to Rent regulations.
